I offer complete custom home design for your project. Whether it is a complete new build or an addition to your existing home. With over 30 years of home design experience, I can provide you with what you need to design your home the way you want it to be.
Whatever method you use to communicate to me the house you want to design, I will provide you with a Design Guide Page that will help you get your thoughts together about the things you need to gather and do before we begin the design process.
Floor Plans
Floor Plans
An accurate floor plan is paramount to making your new home a reality. Through a process of meeting with you, either in person, or remotely if you desire, you can describe the home that you envision. I use different methods to do this.\
You describe the home design and we sketch it together.
You provide a plan or two that you have seen maybe online and we decide how you want it changed to your liking.
You provide me with pictures that describe the home you want and we turn those into a set of plans.
Or a combination of any of these.
As we begin the Elevations phase, you will also use the Design Guide Page I will provide you to fill in some details about the exterior look of your new home. The process will go much quicker if you think about some of these things before our initial design meeting.

Elevations
Once we have a good set of floor plans, we will begin to develop the Elevation plans for your new home. This is where we decide things like architectural style, exterior materials, maybe colors, or anything that affects the outside look of your home. We will talk about some of the following things.
Architectural style like Craftsman, Contemporary, Traditional, Modern
Windows and Doors
Porches and Decks
Exterior Trim
Roof Pitch & Materials Like Shingles or Metal
All of the Home Design packages will include the following in the drawing set.
Your Final Drawing Set will be provided as a PDF file that will be emailed to you at completion.
A Foundation Drawing, whether it be a slab, crawlspace or a basement.
A Roofing Drawing indicating the details of the roof construction such as pitch and materials.
Detail sheets that provide information about how the structure will be built like Wall Cross Sections.
If required, Interior Detail Elevations and Cross Sections of the house.
Construction Notes to the builder as to how things are to be done in the field.
There may be other details needed to convey the construction methods or materials.

Having CAD Files of your home plans will give your builder the ability to make changes to your plans more easily if you decide to do so.

If desired, you may want to receive a set of CAD (Computer Aided Design) files instead of a PDF format set. I use AutoCAD software to create all of the home designs I provide. This is a format that you have available to choose. It is more expensive than a PDF set, but provides you with the ability to make design changes directly to the drawing pages like floor plans and elevations. This cost is "in place of" not "in addition to" your cost for a set of house plans.

Electrical Plan
Electrical Plan
May be needed if Electrical is extensive or if required by a County or Municipal Planning or Building Department, and sometimes the State Of Georgia.

A Site Plan may be required by some Home Owner's Associations (HOAs) or required by a County or Municipal Planning or Building Department, and even sometimes the State Of Georgia and other states.
